Advantages of Selling at Auction - Real Estate Auctions Successful land auctions are the result of careful planning, preparation, marketing and execution.  


                - Clearly shows that the seller is motivated and is committed to selling.

                - Reduction in marketing time - From the time you decide to employ our

                  services until  the auction is usually 30 to 60 days, depending upon the property.

                - Sense of urgency - Potential buyers know when the property will be sold and must

                  be ready to legitimately participate.

                - Sale terms - Sellers are able to set the schedule, terms and conditions of the     

                  auction, which eliminates lengthy negotiations.  At the conclusion of the auction, a

                  binding purchase agreement is signed by the seller and buyer.  An earnest money

                  check is collected at the signing.

                - Competitive bidding - Potential buyers are forced to bid toe-to-toe with other

                   buyers, and ensure they put forth their best efforts in order to win the sale. 

                - Auctions bid-up the sale price, rather than negotiating downward from an ask price.

                    of all your preferences.  Frequently, offering the property to an area neighbor,

                    tenant or relative as a first step is the desired approach.

                 - Seller sets the price at which the property is to be offered.

                 - Offers from buyers can be considered at leisure; the seller can determine the pace

                    of negotiations.

                 - Private treaty sales can sometimes be a less stressful experience.

                 - Some buyers prefer to negotiate privately, rather than bid at an auction.
